Demo & Subfloor Preparation

Demo

Before we start any install, we ensure all existing floor is removed. Although this ads cost, it is almost always necessary to ensure that your floor is going over the best surface and that you will not experience cupping, warping, or a noisy floor.

We handle all steps from testing materials for lead or asbestos, hiring remediation if needed, demoing old flooring, and properly disposing of it. This makes it so you don’t have to hire a separate contractor.

Subfloor Preparation

Next, we ensure that your subfloor has the correct underlayment and that is flat to manufacturer’s specifications. Many companies do not pay attention to this step and it shows. No matter how good of materials you pick, they will only perform as well as the subfloor preparation.

Eco Floors is a Fully licensed General Contractor, so we can handle extensive subfloor projects, even if they requires structural work.

Concrete Leveling Portland

Many Portland homes have basements that require extensive leveling or flattening before a quality flooring install is possible. Getting gypsum leveler to stick to concrete is not as simple as mixing and pouring it. To get a successful bond, a contractor will need to test the concrete’s moisture, abrade the concrete, epoxy any cold joints, prime the surface or install a moisture barrier, correctly mix and pour the right self leveling compound, and manage dry times. Eco floors is a certified ARDEX installer.

ECO Floors Residential Flooring Process

  • Eco Floors has a centrally located Portland showroom, and highly knowledgable staff, to help you select your new flooring. We have a handpicked selection of the finest solid and engineered hardwood floors, wool and synthetic carpet, marmoleum click, cork, and laminates. Check out our flooring buying guide to help you select your next floor, or to get ideas on how to refinish your existing.

  • During an estimate, we come out to your home and take measurements, determine paint points, discuss timelines, and answer all questions regarding your project. We generally provide a detailed written estimate within 3 days. We value this experience at $500 value, but give it to our clients for free.

    Because we take our time on estimates, we can often identify details ahead of time that will avoid cost over runs and delays. Note - We typically cannot anticipate leveling costs because we are not able to assess the subfloor until the existing flooring is removed.

  • Acclimation is the process of stocking materials in your home prior to installation so that they can adapt to the temperature, and humidity of the space. Almost all hardwood flooring, lamanite, cork and marmoleum will require 1-7 days of acclimation time before they can be installed. Materials will need to be place INSIDE your home during this time. We handle all delivery needs so that this process is effortless for you.

    Generally, carpet does not require acclimation, and will be brought out by our installers on installation day.

  • Most of the time, any work will be conducted between 7am - 6pm, Monday-Friday. If your occupying your home during construction, and we need to work additional hours or weekends, we will ask permission before doing so.

  • We have crafted our process to minimize the time you will need to be away from your home. Often times, we can keep you in your home during flooring installation, and refinishing. We’ll just need total freedom with the areas getting worked on during our working hours. If you have young kids or pets, we’ll leave it up to your discretion if you want to stay out your home. Be aware that there will be saws and other dangerous tools in used during installation.

    During re-finish, we will be applying finish that requires time to dry. We will inform customers of the times we need them to be off the floor and when it is safe to walk again.

  • Job sites are dangerous environments. At Eco Floors, we strive to keep them as safe as possible by picking up our tools each day, storing all tools and materials in a central location, removing debris from the site at regular times, and storing flammable materials away from your home. In our years of operation, we have never received an OSHA violation.

    As for conduct, we have a zero tolerance policy for theft, and we have never had a customer complaint for this. We make sure our employees and sub contractors keep music low and appropriate, do not use foul language, keep to a dress code, and have presentable vehicles.

  • At all points in our project, you have 3 points of communication:

    • The professional onsite

    • Project Manager direct line

    • Eco Floors office

    We encourage customers to voice concerns as they arise and not at the end of the project.


  • The type of flooring you select will dictate the length of the installation. The fastest installed material is carpet, avg. 450-630 sf per day. Up next is a laminate, and other engineered click flooring at around 400-800 sf per day. With hardwood flooring, you can expect 300-500 sf per day. with tile and Marmoleum, install timelines go up significantly, even for the smaller areas they're frequently used in (less than 100 SF). The layout of the area to be installed has the greatest impact on the time of installation. The less square a room is, the tighter and more obtrusions there are, the longer the installation will take.

  • Eco Floors practices industry leading dust containment. Generally refinishing is the most dusty process in the business. Most customers are terrified of their walls and furniture being covered in dust. After our process, there is generally no more dust left than what you would expect from a routine home dusting. for example, if you left your home for 2 weeks on vacation, you would return to find a similar level of dust as we produce. If you are especially sensitive, please ask us to plastic off certain areas. You can even request we use an HEPA filtered air scrubber to clean the air.

    Additionally, we protect areas we are not working on. If we have to walk over a finished surface to get to the construction area, we will use drop cloths or ram board to protect that surface. Finally, we sometimes use zip walls to protect separate areas of your home if construction is extensive or especially dusty. These allow for easy home access during your project.

  • Fitting with our brand, we strive to use low VOC water based adhesives and finishes whenever possible. There are times when we will need to use products that do smell, such as epoxy membranes, floor stain, and paint. We will give you adequate notice before using these so you can be out of your home, if needed.

  • At the end of each project, a customer may request a final inspection. We use this time to answer any final questions and make sure you are fully satisfied. When we turn your home back over to you, any areas we did not touch should be returned to in the same condition. As for cleaning, please consult us during this walk, over via phone call, for the best possible instruction on how to maintain your new floor.
